Tenant FAQ

  • Do I pay first and last month’s rent with my security deposit?

Credit and rental history can affect what’s required. In most cases, tenants pay one month’s security deposit plus the first month’s rent to move in. We’re happy to discuss your specific situation.

  • How old do you have to be to apply?

    18

  • Is the security deposit refundable?

Yes. Your security deposit is fully refundable if the property is returned in the same condition you received it, normal wear and tear excluded. Many of our tenants receive their full deposit back minus the cleaning fee.

  • Who needs a cosigner?

Applicants with poor credit or a past eviction may be required to have a cosigner if we decide to move forward.

  • I want to move out, but my roommate wants to stay. What do I do?

Contractually, all signers of the least are responsible for the home and payment of the home.

  • My lease expiration is coming and I want to move out. What do I do?

We require at least 30 days’ written notice before your lease expiration date.

  • Who pays for repairs and maintenance?

Owners cover repairs due to normal wear and tear. Tenants are responsible for damage caused by them or their guests, things like clogged disposals, toys or products flushed down toilets, or broken doors and windows from impact.
